San Antonio area's housing market is so hot as demand outpaces supply that prices keep hitting record highs. Apart from a low supply of available homes for sale in the San Antonio area, the next reason why the market is in a boom is that the population in the area continues to increase. The population in the five-county Austin metro jumped to an estimated 2,295,303 people as of July 1, 2020, according to U.S. Census Bureau figures. That was an increase of 3% from the prior year, the fastest population growth among metros with at least 1 million people.

 

2020 was a great year for the San Antonio real estate market. One of the largest driving forces behind the thriving real estate market is the growing economy. The San Antonio area is a hotbed for new jobs and not just any jobs. According to KSAT12, job growth in the region is specifically focused on several pivotal sectors, including technology and cybersecurity. During the pandemic, prices and sales have surged in double-digits as buyers seize on low-interest rates and seek more space as they adjust to the new working from home culture.

 

 

 

Are Houses Expensive in San Antonio, Texas?

Despite rising rents and home prices, San Antonio is the most affordable market in Texas. Buyers pay significantly less for a home when compared to other major US metropolitan areas. According to “Housing Tides,” it takes just 21% of per capita monthly income to afford a home in the San Antonio-New Braunfels Metro (and that's actually down 0.02% since last year).

The current median price is around $277,000.  San Antonio also has a good rent-to-income ratio of 31%.

As of March, the unemployment rate in San Antonio-New Braunfels, TX (MSA) was 6.60%, compared to 6.90% the previous month and 4.50% last year. This is higher than the long-term average of 5.32%. The unemployment rate in San Antonio peaked in April 2020 at 13.8% and is now 7.0 percentage points lower.

Stefanie is known for her 18+ years of effective marketing and sales experience.  She holds a Bachelor of Science Broadcast Journalism, Associate in Communications, Recognized Commercial Property Manager and Multi million dollar real estate producer. 

During her tenor in real estate, she has increased investment property values by successfully managing and marketing real estate properties.  Wilson has successfully launched both roofing and home inspection territories in South Texas.  During her free time she proudly boasts her beginner golf skills of the last 9 years.

Rescued from the streets of SA, on his quest for a forever home he landed in Stone Oak.  Buddy is never late, esp. for breakfast, lunch and dinner.  He's known to be bribed with treats.  On his own time you can find Buddy on yard patrol, chasing racoons and napping.
